The 48-hour rule
Most molds need three things: moisture, organic material (drywall paper, wood, fabric), and time. Under typical indoor temperatures (65–80°F), visible mold colonies can appear in 24 to 48 hours on a wet surface. Greensboro summers and shoulder seasons push that window closer to 24 hours due to higher ambient humidity. The fix is simple in concept: get materials below 16% moisture content as fast as possible.
Materials at highest mold risk
- Paper-faced drywall (food source on both sides)
- Carpet pad (holds water for weeks)
- MDF baseboards and trim
- Wood framing, especially if previously treated with paint or varnish
- HVAC insulation and ductwork
- Furniture upholstery and mattresses
How we prevent mold during mitigation
- Same-day extraction limits exposure time
- Commercial dehumidifiers pull humidity below 50%
- Air movers push moisture from materials into the air for the dehumidifiers to capture
- Daily moisture readings to confirm progressive drying
- EPA-registered antimicrobial application on wet framing
- Removal of porous materials that can't dry fast enough (carpet pad, wet insulation)
